Uglii yellow signs at Norris Canyon Estates

“What can we do to get more people through our open house?”  Tilton & I were hoping to find a buyer for this simply gorgeous bank owned mansion at 554 Wycombe Ct. in Norris Canyon Estates so we were brainstorming ways to increase traffic.  I had remembered hearing about ugly yellow signs which is something one of the real estate coaching gurus had promoted at one time so I popped that idea into the mix.  Hmmmmm.. sounds worth a try.

So off we go to our local friendly Fast Signs in San Ramon and pick up 6 pieces of yellow corrugated sign stock.. really cheap to buy and then we found the largest chisel point black sharpie we could find and made our signs.

San Ramon Golf and Danville Bowl

On Tuesday afternoon I felt the need to get away and spend quality time at the golf course. So I went to San Ramon Golf Club and paid my $17.00 for their super twilight special. It must have been destiny because I ran into a gentleman I played golf with earlier this month. He is the owner of Danville Bowl and we talked about the specials and their point system offered at San Ramon Golf. danville bowl San Ramon Golf and Danville Bowl

When I had met him earlier this month, I had mentioned to the owner of Danville Bowl that I had taken my Boy Scout Troop, Troop 60 of Danville, to a midnight bowling event at his bowling alley. I would recommend to any group that wants to have an event for older kids, check out Danville Bowl’s midnight madness bowling events.

Short Sales and Foreclosures

Yesterday I had a conversation with a friend that will be facing foreclosure in Danville CA. within the next month. Today I had a conversation with an agent that had a client who wanted to do a short sale on their rental property in Livermore CA. Let’s face it, regardless of your situation (married, single, divorced or widowed), many homeowners are facing the daunting prospect of losing their property or home and having a negative impact on their credit score. I remember years ago in a training session at my Real Estate office when the topic of short pay came up. At that time, we glossed over it due to the condition of the real estate market . Boy have things turned around!

 

Due to these conditions, I have seen a lot of “short sale and foreclosure” trainers come out of the woodwork. My advice is find a competent Realtor that understands YOUR needs and concerns. At the end of the day, your fate will be at the hands of your lender and you may not have the control you think.

Norris Canyon Estates-Bank Owned Mansion

Sunday my partner, Tilton, and I did another open house in Norris Canyon Estates at the only bank-owned home left in the community, 554 Wycombe Ct. The other bank owned home which had been on the market 5 MONTHS went pending late last week, which was the huge 6650 square foot elite model, and it’s going to close at $1,700,000 so the one on Wycombe, at 5,312 sq. ft, currently listed at $1,699,000 somehow just doesn’t compare in my mind. front view Norris Canyon Estates Bank Owned Mansion

Yes Wycombe has one of the best locations in all of Norris Canyon Estates… but still, how much is a (unlandscaped) lot worth? With 14 other homes still available we had plenty of people out looking and it’s hard to believe all the media hype about the terrible market when we had a constant parade of people all afternoon looking to spend $1 1/2 million on new digs.

Normally our open houses run three hours.. from 1-4 PM. Yesterday we had people already waiting as I pulled up to open at 12:45 and the traffic was thick all afternoon so we ended up continue
